The HVAC system at 1200 17th St. incorporates a unique application called a “DOAS” system, or Direct Outside Air System. A central air handler located in the mechanical room in the penthouse supplies each DOAS box with 100% outside air. The return air, or relief air, from the floors is not re-circulated into the building and that relief air is drawn into an apparatus, called a Heat Wheel. The Heat Wheel extracts the energy from the relief air to pre-heat or pre-cool the outside air coming into the building.

Once that process takes place the return air is discharged from the building. The air handler again conditions the air by pre-cooling or pre-heating the supply air before being sent to the individual DOAS boxes. Chilled water sent to the boxes at 55 degrees and the pre-conditioned air makes this system extremely efficient and ensures that our Clients stay comfortable regardless of the season or temperature. It is automatically controlled by a computerized Energy Management System interfaced with a central computer. It is monitored and controlled onsite and off by Akridge Engineers.

The heating, ventilating and air conditioning system (HVAC) in your building is designed to control individual floors independent of the rest of the building.

These safeguards have been incorporated into our management practice to ensure a comfortable workplace expected by our Clients in a superior office building.

The HVAC system is serviced regularly for preventive maintenance. To minimize distraction to our Clients, we schedule filter changing and maintenance at night and on weekends. But from time to time an emergency situation may require maintenance or repairs during normal working hours. We try to keep this work to a minimum and, in most instances, advise our Clients prior to commencing service. We appreciate your cooperation in the event we are unable to notify you.

Normal heating, ventilating, and air conditioning (HVAC) system hours are Monday through Friday (except legal holidays) from 8:00 AM until 8:00 PM. As our Client, you are entitled to heating or cooling Monday through Friday from 8:00 AM to 8:00 PM and on Saturdays between the hours of 9:00 AM and 4:00 PM without any additional expense.

If you request HVAC outside of those hours, please contact your Property Manager for the current billable rate.
